it has established a relationship with a development partner
who is experienced and knowledgeable in their local market.
Our partners are adept at obtaining key site plan approvals
that create value in our investments, securing lot purchase
agreements with strong homebuilders, and developing the lots
on schedule for our lot purchaser-builders.
We pride ourselves on the fact that our repeat-business with
existing partners makes up the majority of each new investment
fund that we create.
Our development partners are either professional land developers,
or large national or regional home building companies. We have
specific partner programs tailored for each. |

Our developer-partners possess a wide variety of backgrounds
including legal, finance, engineering, land planning, and
homebuilding. They all have certain elements in common, including
land development experience, in-depth market knowledge, and
a high standard of business ethics.
Our
land development partners typically identify a raw land parcel,
obtain the necessary approvals, negotiate an option purchase
contract with a homebuilder, obtain an acquisition and development
loan, and develop the property on the agreed schedule. They
provide quarterly reports to Chesapeake Capital, and manage
the financial affairs of the project-specific entity created
to develop the property.
