Chesapeake Capital Partners, on behalf of its investors, targets two types of investments:

Residential Land Development - The acquisition of land and the development of it into finished and buildable lots for homebuilders represents the largest single component of a new home. Chesapeake Capital participates in this industry through investments that involve both 'land banking' and 'land development'.

Private Water and Sewer Assessments - Chesapeake Capital Partners manages two investment vehicles, Atlantic Utility Investors and Main Street Utilities, which purchase long-term cash flows from assessments that developers and homebuilders are entitled to charge future property owners as a reimbursement of costs incurred in the installation of certain public water and sewer infrastructure. This activity is conducted in the State of Maryland.
